Battling Winter Salt Tracking in Halifax Lobbies

Maintenance · Feb 20, 2025

Halifax winters present a unique challenge for facility managers. The constant cycle of coastal snow, freezing rain, and rapid thaws means municipal sidewalks are heavily treated with calcium chloride and rock salt. When hundreds of employees track this briny mix into your lobby, the damage to your flooring can be catastrophic if not managed correctly.

The Abrasive Reality of Ice Melt

Ice melt compounds are highly alkaline. When tracked onto polished stone, terrazzo, or Vinyl Composition Tile (VCT), they dry into hard, abrasive crystals. As people walk over these crystals, they act like sandpaper, grinding away the protective wax finish and permanently etching the porous material beneath. On commercial carpets, the alkaline residue causes chemical burning, leading to permanent fiber loss and discoloration known as "crushing."

HarbourPoint's Winter Defense Strategy

Standard wet mopping does not remove salt; it merely re-dissolves it and spreads it around. HarbourPoint Cleaning Co. implements a strict winter protocol for our Halifax clients:

1. Multi-Stage Matting

Prevention is the primary defense. We advise installing at least 15 feet of high-grade scraper and absorber matting at all primary entrances. During winter events, our crews vacuum these mats nightly using industrial HEPA equipment to remove the abrasive grit before it reaches your hard floors.

2. Chemical Neutralization

We replace standard neutral floor cleaners with specialized acidic neutralizing rinses from December through April. These solutions chemically break down the alkaline salt deposits, allowing them to be safely lifted from the floor without damaging the underlying finish.

3. Increased Auto-Scrubbing

For large lobbies, we deploy walk-behind or ride-on auto-scrubbers. These machines apply the neutralizing solution, scrub the floor, and immediately vacuum up the dirty slurry, ensuring the salt is entirely removed from the building.

By treating winter salt as a chemical hazard rather than just dirt, HarbourPoint preserves the lifespan of your flooring assets, saving your corporation tens of thousands in premature replacement costs.
